How to add value to my property (selling my house)

You can really make a great Return On Investment from selling your property if you take the time to really make it worth the price you want to sell it, where even the location probably would not matter to a potential buyer because they would have already been taken away by the details. As you know, choosing a house is an emotional experience.

Before selling your house consider talking to a real estate agent to get some feedback on what the current market trends are, and how you could increase the value of your property given all the factors that you would discuss. The goal is to make buyers fall in love with your home that they are willing to pay the price for it. Make a list of all the repairs that are needed, from the plumbing, to the chipped paint on the walls, to the cupboard drawers that do not close properly. It is important to sell a house that is in great condition. Ask yourself “Would I purchase this house if it were in this condition?”

Location is important to determine how much sales you could receive from selling your house. Market research would help with the process of comparing the different costs for houses in your community and why some houses sell at a higher price than others. Generally, houses within the city sell at a higher price than those in the outskirts but that does not mean your house does not have the potential to be sold at a favourable price compared to the other houses for sale in your neighbourhood.

If you are selling an unfurnished house, what do you plan to do with the furniture? Have you thought of possibly selling a few items? We have the tendency of hoarding, whether the items we hoard are attached to beautiful memories or it’s an item that we keep telling ourselves we will need or make use of eventually the dust just keeps accumulating. Some pointers as well, is having a well-maintained kitchen and bathroom, these are usually deal-breakers for most people. If you have built in closest then ensure they are up to standard, if you have a built-in fridge then maybe invest in a fridge that would be eco-friendly or even stainless steel. Ensure that there is no leaking, no mould or foul odours coming up from the drains.

Alternatively, if you are selling your house furnished then it would be good to consider selling some of your old furniture and purchasing second-hand but better quality and better aesthetically pleasing appliances and furniture. Furnished houses typically do sell at a higher price than unfurnished houses, stage your house, this will give you the opportunity to see your house from someone else’s perspective, put in effort with the décor, with the right décor you might even be able to give off the feel that your house is bigger than it looks (given that it’s already not that big). Give the buyer an idea of all the ways they could make use of the space.
